Screening policy on prospective tenants?

Yes, We perform a thorough credit and National background check on each individual over 18 years of age who will be renting the property.

Criminal records must contain no convictions for felonies within the past 7 years involving the manufacture or distribution of controlled substances. For other felony convictions, we will conduct individualized assessments that take into account mitigating factors, such as facts & circumstances surrounding the criminal conduct, age at time of conduct, evidence of good tenancy before and after conduct, nature & severity of conviction and the amount of time that has passed since the conviction. Criminal history which indicates that an applicant’s tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may result in rejection of the application.

What type of properties do you manage and where?

We manage single-family homes, townhomes, condominiums and multi-family homes all over the Jacksonville and Beaches Area, FL.

Who holds the tenant security deposit?

We hold the tenant’s security deposit in an interest-free Escrow account, in accordance with Florida Law.

Do you send reports and how often?

Yes, we send several types of reports and it is on-demand.

  • Leasing Property Report
    A weekly report with feedback and reviews from the showings at your property.
  • Owner Statement
    A monthly statement illustrating the income and expenses ofeach bill for each property.
  • 1099
    This annual report shows the income and expenses reported during a calendar year.
  • Routine Inspection
    Once a year and will perform Move In and Move out inspections at no cost for owners.
  • Cash flow
    Monthly report detailing cash received.
  • Quarterly Rent Roll
    This quarterly report is available upon request.
  • Condition Inspection Report
    A property inspections report that shows the interior and exterior of your property, HVAC, plumbing and overall condition of the property.

    * This service is available for an additional fee under our Property Protection Plan

Can you put the rent money directly into my account?

Yes. The rental funds disbursement is deposited by EFT (Electronic Funds Transfer).

How and when do I get my monthly rental funds?

Your rental funds and monthly owner statement will be available by the 15th of the month. If a tenant pays rent for the month after the 15th, you can expect a second owner disbursement at the end of the month.

How is rent collection handled?

We prefer payments through our online portal. However, payments can be made in person at our office, by mail, or through a third-party electronic cash payment service provider such as CVS or 7-Eleven. We do not accept cash payments.

Who handles the maintenance?

It depends. Most property owners use our in-house maintenance team or third party vendors to handle their maintenance needs. We will handle the coordination with vendors and ensure resolution. This is a good option for owners that don’t want to be notified for each maintenance request. We can add a limit on maintenance costs and notify you if we need owner approval.

Additionally, we offer a monthly Property Protection Plan at an additional cost. This plan is a good preventative solution for most maintenance needs. You also have the option to handle your own maintenance.

What kind of maintenance is considered as tenants responsibility?

Tenants are responsible for replacing air filters monthly, light bulbs, smoke detector batteries, toilet flappers and maintaining lawn care if applicable. However, anytime a maintenance work order is received, we will work with tenants to try and resolve fixes on their own first.

Will I have my own point of contact for my rental?

You will have a dedicated team Member that will help you during your onboarding process. After that, you can communicate with anyone on our team. We are all trained to handle all owner relation issues.

Do you offer Rent to Own leases?

No, Currently we do not offer Rent to own leases.
