How do I pay my rent?
We prefer payments through your tenant online portal. We also accept payments in person at our office, by mail, through third-party electronic cash payment service provider such as CVS or 7-Eleven.

We do not accept cash payments. There is admin fee for check payments.

How do I apply and what are the requirements?

On the vacancy page, select “apply now.” The non-refundable application fee is $75 per adult and each adult over the age of 18 is required to apply.

Each applicant must have their own email address for an electronic lease signature. The applicants must have a combined monthly gross income equal to three times the monthly rent. Credit history and or Civil Court Records must not contain slow pays, judgments, eviction filing, collections, liens or bankruptcy within the past 5 years. Criminal records must not contain convictions for felonies within the past 5 years involving the manufacture or distribution of controlled substances.

Criminal records must contain no convictions for felonies within the past 7 years involving the manufacture or distribution of controlled substances. For other felony convictions, we will conduct individualized assessments that take into account mitigating factors, such as facts & circumstances surrounding the criminal conduct, age at time of conduct, evidence of good tenancy before and after conduct, nature & severity of conviction and the amount of time that has passed since the conviction. Criminal history which indicates that an applicant’s tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may result in rejection of the application.

All applications must include a state-issued photo ID and proof of income showing two most recent pay stubs. We have a zero tolerance policy for sex offender/sexual predators.

What are your late fees?
Rent is due on the first of each month and is considered late on the 4th. However, review your lease agreement for the late fee amounts. Late fees are assessed daily and continue to accrue until paid in full.

Property Maintenance

Tenants are responsible for replacing air filters monthly, light bulbs, smoke detector and thermostat batteries, toilet flapper and maintaining lawn care if applicable.

Are pets accepted?
It depends. If pets are accepted there is a one-time pet fee of $300 per pet and a monthly pet rent fee of $25 per pet.
